Pros and cons of a new construction home for your family

Pros

1. Get what you want, everything is new, choose your own colors and finishes for cabinets and appliances.

2. Lower electric bills due to new a/c equipment and low maintenance for a few years.

3. Lower homeowner's insurance costs due to current building codes.

4. Updated architecture and color schemes.

5. Friendly new neighbors, all just moving in and excited about the new home.

Cons

1. Larger than normal start up costs. Expenses for window treatments, ceilings fans, and lighting.

2. Usually homes come with lots of white walls, plan to paint a lot.

3. Models are loaded with upgrades, reality is we usually settle for a lot less.

4. Have to wait 9 months to 1 year for construction to be complete.

5. New construction costs are usually higher than resales.

6. Immature landscaping and small trees in subdivision.
 
Depending on where you are at in your life, new construction might make good sense or seem impossible. If you want it to happen though, most builders will work with you on your timeline to get you into the right home on the lot of your choice. Or, if time is of the essence, you will be surprised at how many newer or slightly lived in homes there are on the market at any one time in Trinity.
